Fees and Charges

 

LANDLORDS

Letting Only Service – 10%+VAT of gross annual rental income (equal to 12% including VAT). For marketing the property, finding a tenant, agreeing a tenancy, transfer of utilities etc. Please speak to a member of staff for full details.

 

Letting & Rent Collection Service – 10%+VAT of gross annual rental income (equal to 12% including VAT). Same features as Letting Only Service, but Japan Services Rent Ltd. will also collect the rent and pay it to the landlord. Please speak to a member of staff for full details.

 

Full Letting & Property Management Service (including Rent Collection) – 15% + VAT of gross annual rental income (equal to 18% including VAT). Same as for Rent Collection Service but includes organization of repairs & maintenance, renovation works, compliance with legal obligations etc. Please speak to a member of staff for full details.

 

Renewal Fees – 2% + VAT less than those percentage fees stated above (2.4% inclusive of VAT). Fees charged to landlords on the renewal, extension, or continuation of an existing tenancy with Japan Services Rent Ltd.’s tenants, inclusive of drawing up any required paperwork.

 

Deposit Registration Fee - £50+VAT (£60 including VAT). Administrative fee if the landlord requests Japan Services Rent Ltd. to register the tenants’ deposit on the landlord’s behalf with a tenancy deposit protection scheme.

 

Management of Non-Managed Properties – £50 + VAT per hour (£60 inclusive of VAT). Charged when Japan Services’ staff are asked to assist with issues normally classed as ‘management’ at non-managed properties. Charged in addition to any contractor’s costs.

 

Major Works Supervision Fee – 10% of the cost of works costing over £250 + VAT at managed properties. Only charged after prior consultation with the landlord.

 

 

TENANTS

(fees charged on the initial letting of a property only)

Administration fee - £150+VAT (£180 including VAT). Charged per property let. For drawing up a tenancy agreement for the tenancy, negotiating any specific requests or clauses with the tenant(s).

 

Referencing fee - £50+VAT (£60 including VAT). Charged per adult tenant reference-checked. For gathering and assessing paperwork relating to identity, immigration status, and financial status - to assess affordability of proposed rental and tenants’ Right to Rent in the UK.

 

Holding Deposit - £400 taken to confirm interest in a property and as a down-payment towards deposit & initial rent. Property will be removed from the market on receipt of these funds. The funds will only be returned to the tenant(s) if the landlord removes the property from the market, or if the property can no longer be rented due to circumstances beyond the parties’ control.

 

Inventory and cleaning charges – Per property. Price varies by size, condition, furnishing level. The check-in (checking the condition of the property against the inventory) is normally paid for by the landlord, and the check-out by the tenant(s). Professional cleaning may be required to return the property to the standard it was received in. Both of these fees are payable to the inventory clerk / cleaning company and Japan Services Rent Ltd. derives no financial benefit from these. Indicative prices are available from staff upon request.

 

 

CLIENT MONEY PROTECTION SCHEME

Japan Services Rent Ltd. is not currently a member of a client money protection scheme.

 

 

REDRESS SCHEME MEMBERSHIP

Japan Services Rent Ltd. are members of The Property Ombudsman redress scheme.
